We have changed our repair categories and timescales to prepare for phase two of Awaab’s Law being introduced later this year.

Awaab’s Law

The first phase of Awaab’s Law has been enforced since October 2025. It requires social landlords to investigate all emergency hazards within 24 hours and all significant cases of damp and mould within 10 working days.

Phase two will be introduced in October 2026. In addition to the requirements in phase one, it will require all social landlords to investigate a wider range of significant hazards within 10 working days, including:

  • excess cold and excess heat
  • falls associated with baths etc., on level surfaces, on stairs and between levels
  • structural collapse, and explosions
  • fire, and electrical hazards
  • domestic and personal hygiene and food safety

What we have changed

We have aligned our repair categories and timescales to Awaab’s Law:

  • Emergency – within 24 hours
  • Urgent – within 10 working days
  • Routine repairs – within 60 working days
