Community Rooms

Derby Homes has 22 Community Rooms across the City. The rooms currently provide a large variety of social activities for the local community such as Coffee Mornings, Tai Chi Sessions, Arts and Crafts and Youth Clubs. All the rooms are of a good size and have modern, fully equipped kitchens. Most of the rooms also have WIFI and computer tablets. The rooms all have front and rear ramped access and disabled toilet facilities.

Using your Community Room is a good way of meeting other people, organising and participating in a range of activities and holding social events.

Booking our Community Rooms

To book a room you need to contact the Customer Engagement Team . You will need to complete a single use or long term booking form (available to download on this page) and arrange to collect a key or fob from The Hub at Derby Homes, 839 London Road, DE24 8UZ.

Our Community Rooms are available 9AM-9PM every day of the week, including weekends. We ask that you finishing clearing up by 10PM so as not to disturb nearby residents.

Charging Structure for Community Rooms

Derby Homes Customer Engagement and Community Development Manager is responsible for making the final decision on whether a particular group can use the room or not and also if a charge applies to the group or not.

A) The Community Rooms can be used FREE OF CHARGE for the following:

1. Tenants paying the service charge toward the costs of the community room for social activities as well as for their own celebrations or similar events.

2. Consultation events, training and meetings involving Derby Homes/Derby City Council tenants and staff.

3. Non- profit making external groups and organisations events, meetings or activities. For example, this includes, but is not limited to:

- Community groups social activities.
- Support services or peer support groups for adults, children and young people.
- Faith group services
- Amateur dramatic or media groups

Derby Homes reserves the right to use their discretion as to whether a booking is appropriate to be held at a community room.

B) A CHARGE OF £30 for 4 hours or less (Plus VAT) or £60 for over 4 hours (Plus VAT) FOR:

1. Profit making businesses, this includes self- employed people and franchisees.
For example this includes, but is not limited to:

- Self- employed exercise tutors charging per person per class.
- Franchisee’s running their own baby/ toddler classes charging per child/ parent or carer per class.
- Staff training courses.

2. Private hire such as parties or celebrations held by individuals.
For example this includes, but is not limited to:

- An individual who is a Derby Homes tenant but does not pay the service charge towards the costs of the community room, making a booking for a child’s birthday party.

- An individual who is not a Derby Homes tenant, making a booking for a wedding anniversary celebration.

C) A SEPARATE, longstanding special arrangement applies for charging:

1. Derby City Council to use any community room as a Polling Station
at £75 plus VAT per full day (6AM-10PM).

Payment terms will be agreed when the booking is made and an invoice will be issued by Derby Homes. Payment options are listed on the rear of the invoice. Failure to pay may result in future room bookings not being accepted.
