Investment & Regeneration
The Planned Maintenance Team addresses the future investment needs of the Housing Stock by scheduling refurbishment work in line with budgetary constraints.
A large part of the work done by Planned Maintenance is to co-ordinate kitchen and bathroom replacement in partnership with Derby City Council’s Environmental Services Department. The team is also responsible for re-roofing and full modernisations; grounds maintenance to communal areas around our housing estates and for the cleaning of communal areas i.e. lobbies and common rooms.
In addition, the team records information about the condition of all our homes. This information is used in reports to both Derby City Council and Central Government.
Grounds Maintenance
The new grounds maintenance contract was awarded to Vale Grounds Management in April 2007. This service includes grass cutting on land that Derby Homes is responsible for, along with looking after flowerbeds, shrubs and hedges on these sites. Vale will also be taking over the gardening scheme for elderly or disabled tenants.
To improve the service to our residents, we are now collecting grass cuttings in some areas and hope to expand this service across the city, subject to funding.
There will no doubt be a few teething troubles. Please remember that in a few short weeks Vale have had to set up a new depot in Derby, bring in all the vehicles and mowing equipment and recruit some extra staff. Derby Homes and Vale will work through any problems with residents and sort them out as quickly as possible.
